The 100% Split Sounds Good - Until You Do the Math

High-split brokerages advertise 100% commission splits, or close to it. On paper, that sounds like more money in your pocket. In practice, most of these models charge monthly desk fees, transaction fees, E&O fees, and technology fees that add up fast - especially if you're closing fewer than 10 deals a year.

For agents in West Covina, Covina, and the broader SGV doing 3-5 transactions a year, a high-split model can actually cost more than a traditional split when you factor in the fixed monthly overhead you're paying whether you close or not.

What You're Really Giving Up

The split is only one part of the equation. What matters more for most agents - especially those in their first few years - is what comes with the split:

  • Mentorship and training from a producing broker

  • Accountability and structure

  • Lead flow and marketing support

  • Transaction coordination

  • A local reputation that opens doors

At a high-split brokerage, you're often on your own for all of that. The split is higher because the support is lower. That tradeoff works for experienced agents doing 20+ deals a year. For everyone else, it's a gamble.

The Question to Ask Yourself

Before you switch, ask: "Am I leaving because I want a better split, or because I want better production?" Those are two different problems with two different solutions. A better split doesn't fix a lead generation problem. A better brokerage environment might.
